Starting a remodeling project can be overwhelming. Selecting the right person to guide you through the job can be very intimidating. This person will be responsible for helping you decide what you want to do, your budget, choosing the correct materials, work quality and much more. So how can you be assured that this person is trustworthy and capable of doing the job?
1. The best way to find a reliable contractor is to ask friends, co-workers and family for referrals. This is one of the best ways to find someone that is a perfect fit.
2. Credibility. Do they have a website? Is it professionally designed and kept updated? Are their pictures of their work
3. Check online for business listings and reviews. a. Ideally you want to find positive reviews. b. However, not everyone can be pleased. So a negative review doesn’t mean the contractor isn’t a good contractor unless there are many and you see a pattern. If there are any negative reviews how did the contractor respond? Did they attempt to resolve the issue
4. Once you have decided to call a contractor, consider asking some preliminary questions. Some things to ask are:
a. How long have you been in business?
b. Do you give written estimates?
c. Do you charge for estimates?
d. Can you provide a list of references?
The Meeting: Once you decide to meet with contractors you will want to ask more questions, get a written quote and determine whether the person is a good fit for you. Some questions to ask would be:
1. Will the job require permits? Who is in charge of obtaining them?
2. Do any of the tasks involved in the project require licenses. For example, electricians or plumbers. Do the works you use to perform these tasks have the required licenses?
3. Does the job include all labor and materials?
4. Ask about paint quality and other materials. A good contractor has the confidence and is not afraid to quote the job using higher quality materials. Cheaper is not better. This is a case of “you get what you pay for!”
5. Do you have a written guarantee of your workmanship?
6. Is your bid price fixed or are there any additional “hidden” charges? In any job there may be other problems uncovered as the job progresses. But will the items contracted for remain the same? How are changes handled if issues are discovered along the way?
7. Talk about terms. Discuss the terms of the contract. Ask about deposits and payments due as the job progresses. Also ask about changes along the way. When are payments for change orders due
Contract Signing:
1. Make sure the contract includes start and finish dates. Keep in mind that labor or material shortages and inclement weather may affect these dates but it’s good to have an initial understanding of the timeline.
2.Double check that the scope of the project meets your expectations and the price is the same s agreed upon in the quote.
3. Let the contractor know the hours you can give them access to the job. For example, a common time frame for interior work is between the hours of 8 am and 6 pm. Exterior work may be more flexible. Discuss this with your contractor so both of your expectations are met.
